BOOKING
Must be 21+ to book

CHECK-IN/CHECK OUT
Keyless check-in. The front door is equipped with an electronic keypad, we will send a personalized door code 24 hours before your check-in time. Check-in any time after 4pm. Check-out any time before 10am. Your door code will only be active from 4pm on check-in day to 10am on check-out day. No early check-in or late check-out due to the time needed to turnover and clean the cabin between guests. Early check-in and late check-out without prior approval will incur additional fees of $50 per hour.

PRIVATE PARKING
Maximum 6 vehicles. Parking on the lawn is not permitted.

POOL
There is no lifeguard on duty, swim at your own risk. You must shower before entering the pool. No food or glassware in pool, on pool deck, or in the pool room. No diving or running. No boisterous or rough play. Children under the age of 14 years old shall not use pool without a parent or adult guardian in attendance. Maximum 5 persons allowed in the pool. Floor may be slippery when wet.

INTERNET/TV
High Speed Wireless Internet. Roku Smart TVs set in Guest Mode in every room. **Bring your own passwords for streaming services.**

KITCHEN
Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, pod and drip coffee makers, fire extinguisher located under sink.

SUPPLIES PROVIDED
Our housekeeping service provides a START-UP bundle of incidentals for your convenience while at the property – PLEASE DO NOT REMOVE FROM PREMISES: toilet paper, paper towels, dish soap, sponge, dish detergent, laundry detergent, kitchen and bath trash bags, hand soap, shampoo, conditioner, body wash, feminine hygiene products, water, coffee, filters, creamer, sugar. Basic cleaning and sanitizing products may be available.
**Depending on the number in your party and/or length of your stay, you may need to purchase additional items.**

SECURITY
There are security cameras located on the exterior of the home near the front and side entrances for your protection. If you touch or tamper with the cameras you will be asked to leave the property immediately without refund and will be held responsible for any damages

SMOKING
Absolutely NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking if you smoke inside the property.

FIRES
Absolutely NO FIRES inside or out (except controlled fires in the fire pit). Use fire pit at your own risk. Unauthorized fires (including candles) will be charged $100 plus damages.

PETS
Pets are allowed at this property if the $125 pet fee has been paid. Service animals are permitted with proper documentation before your arrival. Please select the number of pets in your reservation when making the reservation.

CRITTERS
We are serviced regularly by pest control but please keep in mind we are located in the mountains near a National Park. It is impossible and unreasonable to think there will be no encounters with critters. You will likely see and hear critters. If you see a bear during your stay whether in the park or in the driveway, stay away and please do not feed it. They are dangerous.

REFUNDS
Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

⭐ The entire Smoky Mountain area is very hilly (After all, it IS the Smoky Mountains!) so do yourself a favor and download an "offline map" in your G**gle Maps app. This will let you navigate to our cabin and around the area even if you don't have cell coverage. ⭐ 

To do this easily:

1. Open the G**gle Maps app and log in.
2. Search for Pigeon Forge. Zoom in/out so that the map you see contains everything from Gatlinburg on the bottom to Sevierville on the top. Don't be afraid to zoom way out because it'll get everything in between.
3. On iPhone: Tap the name, tap More, select "Download Offline Map > Download"
    On Android: Tap the name, select Download, click Download

✈️ Travel Insurance is highly recommended for your reservation. We recommend using the company called With Faye for travel insurance as they offer the best cancel for any reason travel protection. Please note that we do not provide any refunds outside of the cancelation policy of your reservation. This includes but is not limited to sickness, death in the family, weather concerns and more. For this reason we highly suggest travel insurance if you think there may be a possibility of your trip being interrupted for any reason.

BOOKING:

Person booking and paying for the reservation must be a member of the group staying at the property.

Must also be verified through AirBnB with a Government Issued ID and provide the host a front and back copy of state issued driver’s license or government issued ID upon request prior to checking in.

All guests must be 21+ except for children with their parents.

No events or parties allowed.

HOT TUB

The hot tub is for guests only. No alcohol or glass is allowed near the hot tub. You are not to use the hot tub if you have consumed alcohol or if you are pregnant. You are not permitted to add anything to the hot tub including, but not limited to bath salts, bath bombs, etc. Any damages or extra cleaning resulting from misuse or additives will incur damage fees of $500 up to and including full replacement cost of the hot tub. Please review and adhere to the Safety Precautions sign posted next to hot tub. Use the hot tub AT YOUR OWN RISK! No jumping or sitting on hot tub cover. Any damages to the cover will incur damage fee of $500.

RENTAL AGREEMENT

BY CONFIRMING YOUR BOOKING, YOU AGREE TO ADHERE TO THE RENTAL RULES SET FORTH IN THIS LISTING AND THIS DOCUMENT. EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.

1. BOOKING: All guests must be 21+ years old, except children accompanied by their parents. Person placing the booking must provide picture of government issued identification; front and back is required if providing Driver’s License.

2. OCCUPANCY: Twelve Human Maximum. People other than those in the Guest party set forth in the online agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary and will be charged $150 per extra human and/or ask you to leave.

4. CHECK-IN/ CHECK-OUT: Check-in/Check-out times are as indicated in the listing. Early check-in and late check-out without prior approval will incur additional fees of $50 per hour. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Place used towels in the bathtub. Do not wash towels prior to departure. Please leave sheets and comforters on the beds. Dispose of all trash in the bear-proof trashcans outside of the property. Please lock all doors and all windows upon departure.

5. SUPPLIES: Do not remove supplies (linens, paper products, condiments, toiletries, etc.) provided for your convenience during your stay from the premises. We have stocked the cabin with many items including start-up supplies. However, you will likely need to supplement with your own during your stay such as toilet paper, paper towels, soaps etc.

6. HOUSEKEEPING: There is no daily housekeeping or regular trash service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Place used towels in the bathtub. Do not wash towels prior to departure. Please leave sheets and comforters on the beds. Dispose of all trash in the bear-proof trashcans outside of the property. Please do not leave any loose trash in the bear box. Excessive trash can be taken to and disposed of at a free "Convenience Center" in Sevierville.

7. MAINTENANCE: Maintenance is not available during your stay unless it's an emergency. If something is broken or breaks during your stay, please report to host.

8. APPLIANCES: Only use appliances for their intended uses.

9. PLUMBING: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that inappropriate products have been flushed and clog the septic system, you could be charged for damages of up to $1000. Absolutely no pouring of grease in the sinks.

10. HOT TUB: No children under the age of 18 permitted in hot tubs at any time without adult supervision. Do not use if you have consumed alcohol or are pregnant. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not reach a comfortable temperature for use the first night of your stay. Hot tub is for enjoyment only, do not place any products in it (soap, shampoo, bath oil, etc.). Hot tub cover is to be always kept on hot tub unless hot tub is being used. DO NOT SIT, STAND ON, OR MISTREAT the hot tub or hot tub cover. Hot tub covers are for insulation purposes and are not designed to support a person or persons. Any damages or extra cleaning required as the result of misuse and/or additives used in the hot tub or hot tub cover will result in a charge of $500 and/or full replacement cost of the hot tub and/or hot tub cover. Remember when not using the hot tub, please leave cover on so hot tub will stay warm.

11. SMOKING: No Smoking/Vaping or drug use allowed. If you smoke inside you will be charged an additional fee of $500 and be asked to leave.

12. NOISE: Guests should not create excessive noise at a level that disturbs neighbors; Neighborhood quiet hours are from 10:00p.m. – 8:00a.m.

13. PARTIES: No parties. If the homeowners’ association or neighbors advise me there is a party taking place, you will be immediately evicted and will forfeit your security deposit and unused rental night(s).

14. FIRE: Absolutely NO FIRES inside or out (except for the fire pit outside when used appropriately). Unauthorized fires (including candles) will be charged $100 plus damages

15. FIREPLACES: There is one gas fireplace in the cabin. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are only available October 1 to March 31.

16. PARKING: Number of vehicles is not allowed to exceed the number indicated in the listing. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Parking in the neighbor’s driveway is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

18. PERSONAL BELONGINGS: The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Items left behind after check-out are not the responsibility of the homeowner.

19. INJURIES: The owners are not responsible for any accidents, injuries or illness that occurs while on the premises. Please be careful on the stairs and watch your step. DO NOT RUN OR HORSEPLAY INSIDE THE CABIN. By accepting this reservation, it is agreed that all guests, or others whom they invite to use the premise, are expressly assuming the risk of harm arising from their use of the premises.

21. DAMAGES: Please keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted, and you will be charged accordingly if anything is removed. Any damage to any items in the cabin including, but not limited to couches, chairs, tables, TVs, hot tub, beds, sheets, towels, pillows, walls, appliances, fixtures, etc., are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through Airbnb, VRBO or any other means assigns your consent to everything listed within this document.

22. REFUNDS: Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control. Owner cannot guarantee against mechanical failure of heating, air conditioning, Hot Tubs, TV’s, Wi-Fi, or appliances. Please report any inoperative equipment to the owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. NO refunds will be made due to failure of appliances, equipment, or amenities. NO refunds for early departures and NO refunds for delayed arrival. NO cleaning fee refunds. Guest agrees to NO credit card charge back, reversal, and/or disputes once guest has checked in.
